Spray Foam Insulation in The Colony, TX
The Colony was established in the 1970s and grew steadily through the 1990s, which means its housing stock is older than most of the surrounding Collin County communities. Stewart Creek Estates and the neighborhoods east of SH-121 have homes from the late 1970s and 1980s — original construction with insulation that, in many cases, has never been touched. The western side of The Colony, including communities near The Tribute golf course on Lake Lewisville, has newer construction from the 2000s. Both situations call for an assessment, but for very different reasons.
Older Homes in The Colony: The Biggest Upgrade Opportunity
A 1979 home in Stewart Creek Estates was built before modern insulation standards existed. R-11 in the walls and R-19 in the attic were considered adequate at the time. After nearly 50 years, that insulation has settled, compressed, and in many cases been disturbed by multiple HVAC replacements, roof repairs, and the normal activity of a lived-in home. These homes have the largest gap between current insulation performance and what is achievable — and the largest potential savings from an upgrade. We regularly see Colony homeowners cut summer cooling costs by 30 to 40 percent after an attic insulation overhaul.
The Tribute Area: Old Insulation Plus Lake Moisture
Homes near The Tribute and the western Lake Lewisville shoreline face two problems at once: aging insulation that has never been replaced, and elevated summer humidity from the lake. Old fiberglass batts from the 1980s are porous by nature. When summer moisture from the lake infiltrates an attic with loose, compressed fiberglass, you get insulation that is both thermally degraded and potentially holding moisture. The combination accelerates mold risk and makes the thermal performance worse than the R-value label suggests. In these homes we typically recommend removal of the old material before any new insulation goes in — putting new blown-in on top of compromised old batts is not a clean solution. Closed-cell spray foam applied after removal solves both problems: it restores thermal performance and creates a vapor barrier that the original insulation never had.
