Mesquite built out rapidly in the 1970s and early 1980s, when Dallas County's eastern edge was opening up to suburban development. Subdivisions along Bruton Road, Gus Thomasson Road, and in the Skyline and Sunridge neighborhoods went up in large numbers during this period. The homes are solidly built but were insulated to the standard of the era: R-11 in exterior walls and R-19 in the attic, with fiberglass batts throughout. The ceiling separating your attic from your living space is effectively a single-pane thermal barrier at that point. The AC runs to make up the difference, and the bills show it. East Mesquite and Newer Construction

The eastern edge of Mesquite, including communities that developed in the 1990s and early 2000s, has a newer housing stock than the core city. These homes typically have R-22 to R-30 attic insulation — not as urgently in need of replacement, but still below the optimal range for North Texas. For homeowners in these areas, a blown-in top-off to reach R-38 or R-49 is a cost-effective upgrade on insulation that is still structurally intact.
