Irving is one of the more diverse cities in the Metroplex from a housing standpoint. The Heritage District and neighborhoods east of MacArthur Boulevard have homes from the 1950s and 1960s — original construction, minimal insulation by today's standards. Valley Ranch, developed as a master-planned community in the 1980s, brought large homes with the insulation standards of that era: R-19 fiberglass batts now approaching 40 years old. Valley Ranch was built as a planned community and the homes are large — 2,000 to 3,000 square feet on average. Most left the builder with R-19 fiberglass attic insulation. After 35 to 40 years, that insulation is compressed, has likely been disturbed by HVAC replacements and pest activity, and may have moisture history from proximity to the river basin. R-19 batts installed in 1985 are often performing at R-12 or lower today. Valley Ranch homeowners who have not touched the attic insulation are leaving a significant amount of cooling efficiency on the table every summer.
