Denton is a university town with one of the most varied housing stocks in North Texas. The neighborhoods immediately around the historic downtown square — Hattie, McKinney, and Oak streets — have homes from the 1910s through the 1940s, original construction with minimal or no meaningful insulation in many cases. The University of North Texas and Texas Woman's University corridors fill in with 1950s through 1970s housing. The northern and eastern edges of the city — Rayzor Ranch, Clear Creek Crossing, and Robson Ranch — are entirely different: large homes built in the 2000s and 2010s by production builders who installed code-minimum insulation packages.

Historic Denton: Original Construction, Maximum Gap

The neighborhoods around the Denton square are some of the most interesting from an insulation standpoint in our service area. Homes from the 1920s and 1930s were often built with balloon framing — a wall construction method with no standard cavity for insulation. Attics in these homes were rarely upgraded when fiberglass became standard in the 1960s. A well-preserved 1930 Craftsman bungalow near the square may have R-4 or less in the attic. The upgrade potential is enormous, but access and installation requirements are more complex than a standard 1990s suburban attic. We work in these homes regularly.

University Corridor: Rental Stock Realities

Homes in the UNT and TWU corridors built in the 1950s and 1960s have been cycled through decades of student rental use. Attic access in these properties has often been used for storage, original insulation has been disturbed or partially removed, and HVAC work over the decades has left gaps and disconnected sections. These are not homes that get the same care as an owner-occupied property. When we assess these attics, we check for incomplete coverage, compressed areas, and sections where insulation has been moved aside and never replaced.

Rayzor Ranch and Robson Ranch: Code Minimum in New Construction

The large production communities on Denton's north and east sides are a different situation. These homes are new, in excellent condition, and have attic insulation that passes the Denton County inspection — typically R-20 to R-30, below the optimal R-38 to R-60 range for North Texas. The case for upgrading here is efficiency and comfort, not catch-up. A 3,000-square-foot Robson Ranch home with a code-minimum attic is leaving real money on the table every August.
